The appraiser's chief obligation is to their client. Generally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you desire to review an appraisal report, you generally should obtain it via your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, acquiring and sustaining a particular level of competency and education, and the appraiser must conduct him or herself as a professional. There are also ethical duties that have nothing to do with clients and others. For example, appraisers must keep their work files for a minimum of five years - at JKS Appraisal Services, Inc. you can rest assured that we stick to that rule.
